Massing Model- (Box structure with little or no detail)
A massing model is used when the client is interested in seeing
the view corridor from within or from around the proposed site.
Using CAD tools, accurate views can easily be generated. Starting
with an existing photograph of the site, the neighboring dwellings
and landscaping can often be used to show the proposed project
in its complete surroundings. Using the engineered topography with
sloping or flat sites and the architects CAD files, helps create
an image that will accurately show view corridors, sky lines and
a general feel of how the project will look in its completed environment.
The next level of a massing model is to project a rendered elevation
onto the sides of the dwelling. This allows the 3D model to be
rotated into a prospective view to match your selected view corridor.
Necessary items needed-
AutoCAD files:
- Site plan with pad elevations (2D line work)
- Elevations of the buildings (2D line work)
- If the site is sloping, a minimum of 10’ contours will be needed.
(3D line work necessary)
Illustrative Elevations (if used):
- Colored elevations without treescape (small vegetation next to
the dwellings is O.K.)
- Or line drawings can also be used, without treescape (small vegetation
next to the dwellings is O.K.)
Simulated Site - (Illustrative rendering added to an existing
image)
This type of modeling model is used when the client is interested
in seeing an animated walk-thru or many different views of the
proposed site. Using CAD tools, accurate views can easily be generated.
To create a model, the engineered 3D topography with sloping or
flat sites and the architects CAD files are used. This allows us
to create a 3D model that can be used to show view corridors, skylines
and a general feel of how the project will look in its completed
environment.
There are many levels in which a 3D model can be rendered. From
simple textures to a photo realistic rendering, depending on the
budget and client needs.
Necessary items needed-
AutoCAD files:

Or 3D model can be created from the clients 2D line work.

Photo realistic Image - (looks like the real thing)
Using photo re-touching tools, we can create an image that will
look like the project is complete. If you have a similar project
that has been completed, a photograph can be taken and added to
your new proposed project.
